This is a major project by Morgan Forbes International and located in an enviable location accross the road from the new Nick Faldo designed golf course on the incredible cliff tops outside the town of Ponta Do Pargo.
The avant-gard hotel occupies a priveledged position at the top of panoramic cliffs overlooking both the Atlantic Ocean and the 18th hole of the Sir Nick Faldo designed golf course and club house. The Hotel has been so designed to take maximum advantage of the exceptional location and to offer the ultimate holiday retreat. The spacious 5 star hotel consists of 68 rooms (62 Master Suites – all with an average internal area of 42m2 and 6 Presendential Suites of 81m2) with luxury appointed facilities including a spa, gymnasium and treatment rooms, ocean facing infinity pool plus hallmark Madeiran tropical gardens, restaurants and bars.
Each of the 68 rooms is divided into:-
· 13 investment units with 28 nights room rental income allocated to each unit
· The 28 nights are rotated in each quarter every year to ensure investors receive rental income at different times each quarter.
· Investors have the option to stay in their room for 7 of their allocated annual nights for a small administartion fee.
· The resort offers annual income projected at more than 11% and capital growth of over 80% in the first 3 years.
In the South West of Madeira the sun shines 365 days of the year and temperatures rarely fall below 19C/66F. Close by a new highway takes you to Calheta with a marina and beach, the quaint fishing village of Paul Do Mar, Funchal and Madeira airport.
Once the hotel opens investors will start earning rental income from their suite at a rate of 50% of the revenue, viz: if the revenue generated is ˆ250 the investor would receive ˆ125. The remainder of the income goes towards hotel management and upkeep. This is a fully managed investment and there are no additional costs to the investor.
When the hotel is sold investors will receive a return from sale proceeds for the whole hotel = 0.10% for a Master Suite and 0.188% for a Presidential Suite based on 68 rooms.
